Homeownership assistance programs are expanding nationwide. A record number of programs are now available, potentially helping qualified buyers overcome upfront costs and explore purchasing a home sooner than expected.

New-home buyers may find additional incentives this fall. With builder confidence declining, more builders are reducing prices, creating opportunities for shoppers interested in new construction as the year winds down.

Pre-owned home sales showed modest improvement in September. Although sales remain below last year’s pace, buyers are still making moves when the right property, price, and financing come together.

The fall housing market is creating opportunities for patient buyers. With more properties remaining available, shoppers may have additional time to compare homes and explore negotiating options before making an offer.

Sellers are facing a more competitive environment. Homes are taking longer to attract buyers in many areas, making accurate pricing, appealing presentation, and responsiveness to buyer feedback especially important.

Home prices are showing signs of adjustment. National asking prices have remained below year-ago levels for several consecutive months, offering buyers a different landscape than the fast-moving markets of recent years.

DID YOU KNOW?…A record number of homeownership assistance programs are now available nationwide. These programs may help eligible buyers with expenses such as down payments and closing costs, making it worth exploring what’s available in your area.

Mortgage rates recently moved lower after seven consecutive weeks of increases, providing some welcome relief for prospective homebuyers. According to Freddie Mac’s latest Primary Mortgage Market Survey, the average 30-year fixed mortgage rate eased from the previous week as Treasury yields declined.

While borrowing costs remain elevated, the recent improvement offers an encouraging sign for buyers who have been closely watching their potential monthly payments. Upcoming economic reports and Federal Reserve decisions could continue to influence the direction of mortgage rates in the weeks ahead. Remember, mortgage rates can be extremely volatile, so check with your mortgage professional for the most up-to-the-minute information.

If you’re considering a newly built home, ask about available builder incentives before making a decision. Some builders may offer price reductions, closing cost assistance, or other benefits. Compare the total cost of purchasing a new home with similar pre-owned properties to determine which option best fits your needs.

The first few weeks after listing your home can be especially important for attracting serious buyers. Pay attention to showing activity and feedback, and be prepared to adjust your strategy if interest is limited. Small changes to pricing, presentation, or marketing can help keep your listing competitive as the market moves toward the holidays.
