Fewer homeowners are putting their properties on the market. New listings declined compared with last year, as many owners weigh the benefits of staying put against the costs of moving.

Homeowners are holding onto their existing mortgage rates. Many have built substantial equity but remain hesitant to move, knowing that purchasing another home could mean taking on higher borrowing costs.

New-home construction continues to slow across the country. Fewer single-family homes are being completed this year, which could limit future housing options even as builders work to attract buyers.

The decision to move is becoming more personal for homeowners. Having substantial equity can create financial flexibility, but replacing an existing mortgage with a higher-cost loan may make staying put more appealing.

Buyers are looking beyond the asking price when evaluating homes. Monthly payments continue to influence purchasing decisions, making affordability an important factor in determining which properties receive serious consideration.

Sellers who enter the market prepared may have an advantage. With fewer homeowners listing their properties, competitive pricing, appealing photos, and thoughtful presentation can help attract attention from motivated buyers.

DID YOU KNOW?…Some homeowners are choosing to stay in their current homes despite having significant equity. The reason? Moving could mean giving up a mortgage rate that’s considerably lower than what is available today.

Mortgage rates remain elevated as the Federal Reserve continues to balance persistent inflation with steady economic growth. At its October meeting, the Fed left its benchmark interest rate unchanged, signaling that borrowing costs may remain higher for longer as policymakers monitor inflation and consumer spending. For prospective homebuyers, this reinforces the importance of understanding how mortgage rates affect monthly payments and evaluating financing options before beginning a home search. While future economic reports could influence the direction of borrowing costs, meaningful improvement may take time. Remember, mortgage rates can be extremely volatile, so check with your mortgage professional for the most up-to-the-minute information.

When comparing homes, think beyond your immediate needs and consider how well a property could fit your lifestyle over the next several years. Features such as flexible living spaces, storage, and location can make a difference as your needs change, especially if you plan to stay in the home longer.

If your home has been on the market without much activity, consider refreshing how it’s presented before making major changes. Updated listing photos, a stronger description, or small improvements to curb appeal can help attract renewed attention. Review buyer feedback with your real estate professional to determine which adjustments may have the greatest impact.
